You have a great down payment! You have started looking at homes in your price range but keep hearing of properties that are selling for thousands over asking. You begin to wonder if you should even try to buy a home in this market.
Did you know there is more to an offer to purchase than the price? By being strategic, you can increase the chances of your offer being accepted. Here is an inside scoop of the strategies agents encourage to help you gain an edge in this market:
Looking for a new home is an exciting time! Imagine though, after finding your dream home, you discover that you are unable to get financing. This can be avoided by meeting with your lender before you begin your search. Once you have your pre-approval letter, forward it to your real estate agent so they can help you find properties within your price range.
Write a Letter
Real estate can be an emotional process. Buyers looking for their dream home and sellers selling their home full of memories. A seller might want to know who is buying their home and what their dreams are for the property. My encouragement to buyers, is to include a short letter with their offer explaining their dreams and aspirations for the property.
Limit your Conditions
As a buyer you want to protect your interests on an offer to purchase. It’s also important to remember that a good negotiation ends with both parties feeling like they’ve won. When you are discussing your offer with your agent discuss what conditions are important for you as a buyer and what you can leave off to benefit the seller.
Give the Seller a Desirable Possession Date
Most sellers have a clear idea of when they want to leave their home and move into their next home. If you, the buyer, can accommodate this you will have a higher chance of your offer being accepted.
