POSSESSION DAY WALK-THOUGH

Possession day has finally arrived! It’s time to settle in and make this house your own. Of
course, there will be many decisions to make – what color will you paint the walls? Do the cups
go in the cupboard beside the sink or closer to the dining table? Where is the perfect place for
that beautiful dresser passed down from Grandma? Will you allow that deer head on your wall?
With all the excitement and busyness of moving into your new home, there are a few important
things you won’t want to forget.

There is a law in Manitoba stating that a home must be in the same condition when you move
in as it was during your showing, or you can request it to be fixed. It is VERY important that
you do a thorough inspection of the property within 24 hours of moving in. If you notice
anything is not as it should be, be sure to notify your Realtor within that 24 hour period.

Here is what to look for:

  • Basement
    • Is there any water seepage that was not disclosed on the property discloser statement
      (PDS)?
  • Infestation
    • Is there any evidence of a bug or rodent infestation that was not disclosed on the
      PDS?
  • Appliances
    • Ensure all appliances are working
      • Run the dishwasher, washing machine and dryer to make sure each appliance is
        preforming adequately.
      • Check the dryer lint filter and any filters at the back of the washing machine to
        ensure they are clean.
      • Clean the filter at the base of the dishwasher.
    • Run the stove to make sure it warms up when on.
  • Furnace and Air Conditioning
    • Check the furnace filter before operating and replace if necessary. Then, turn on the
      furnace (even in summer) to ensure it works properly.
    • If the temperature is over 10 degrees Celsius, run your A/C
  • Hot Water
    • Run a tap until the water turns warm.
  • Plumbing
    • Check under each sink to ensure there are no leaks.
      Run each tap to ensure it works and does not drip when shut off.

Once again, if you have any questions or discover something questionable, contact your
Realtor within 24 hours after possession. He/she may advise you to also email your lawyer
regarding the situation.
Finally enjoy yourself it is time for you to settle in, make the house your own and start building
lasting memories!
